ACV vs. RCV on Your Oklahoma Homeowner's Policy — Why It Matters

The big secret about roof insurance claims

Adjusters are not on your side. They're not necessarily against you either — they're just doing a job, and that job has a budget. The scope they write is the scope they write. If your contractor doesn't push back with line-item documentation, you live with whatever they wrote.

The four words that change everything

"Itemized supplement, with photos." That's the magic phrase. After the initial scope is written, a knowledgeable contractor goes back and supplements it with every item the adjuster missed — ridge vents, drip edge, ice-and-water, code upgrades, step flashing, pipe boots. ACV vs. RCV — know which one you have

RCV (Replacement Cost Value): insurance pays the actual cost to replace your roof today. You typically get two checks — one at the start, one when work is complete.

ACV (Actual Cash Value): insurance pays depreciated value based on roof age. A 15-year-old roof at ACV might net you $2,000 on a $14,000 claim. That's catastrophic if you don't know going in.

The full process, start to finish

  1. Storm hits. You walk the property, take date-stamped photos, look for soft-metal dents and granule loss.
  2. You call a local contractor for a free inspection (us). We document and confirm whether you have a claim.
  3. You file the claim with your carrier. They schedule an adjuster.
  4. We meet the adjuster on the roof. We point out damage they may miss.
  5. Adjuster writes initial scope. We review, then supplement with photos and line items.
  6. Carrier approves supplement. You receive ACV check.
  7. We schedule installation. Work is complete in 1-2 days.
  8. We submit final invoice. Carrier releases depreciation check (RCV portion). You pay your deductible.
